2. Consideration of Commission Sign Review No. 410 to construct a 21.25 square foot monument sign that is four (4) feet in height and oriented along Tennessee Street for LA Z BOY located at 301 Tennessee Street in the I-P (Industrial) District.

1. Consideration of a recommendation to the City Council on a Mitigated Negative Declaration.
2. PUBLIC HEARING to consider a recommendation to the City Council on a Socio-Economic Cost/Benefit Study.
3. PUBLIC HEARING to consider a recommendation to the City Council on Revision No. 7 to Concept Plan No. 1 to amend Section III.B.2(d) of the Commercial Industrial District by allowing "Large Warehouse-Distribution Buildings" larger than 150,000 square feet as a conditionally permitted use within areas designated Commercial Industrial District.

5. PUBLIC HEARING to consider a recommendation to the City Council on Parcel Map No. 19437 to revert to acreage ten (10) contiguous lots into one (1) parcel with an area of 50.54 acres, which delineates dedications which will and will not be vacated and dedications required in connection with the reversion to acreage, located on the north side of Lugonia Avenue, the south side of Almond Avenue, and the east side of Research Drive in Concept Plan No. 1 of the East Valley Corridor Specific Plan.

1. Consideration of a Notice of Exemption pursuant to Section 15305(a) of the California Environmental Quality Act Guidelines.
2. PUBLIC HEARING to consider Variance No. 769 to allow a ten (10) foot reduction in the required twenty-five (25) foot street setback pursuant to Section 18.52.130(A) of the Redlands Municipal Code and to allow a ten (10) foot reduction in the required twenty (20) foot setback between an accessory building and main building pursuant to section 18.20.160 (B) of the Redlands Municipal Code for a detached garage with an area of 500 square feet for an existing single family dwelling located at 440 Grant Street in the R-2 (Multiple Family Residential) District.
B. REDLANDS CHRISTIAN MIDDLE SCHOOL, APPLICANT (PROJECT PLANNER: LORALEE FARRIS)
1. Consideration of a Mitigated Negative Declaration.
2.
